I'm fine with pets that haven't bitten or attacked a person or another animal but would definitely add lease addendum including that she will need to immediately pick up dog waste and with a reasonable monthly fee.

Given your mix, I’d keep the 2.9% LTR leveraged and redirect extra cash to build 6–12 months of reserves across all properties, then attack the highest-rate, highest-payment risk next, which is usually the primary; the STR stays if it’s reliably cash flowing after reserves and stress tests.

When apathy sets in, that often triggers the "buy" signal.I’ve been getting on the forms a lot less.I can’t speak for everyone, but for me, the juice just stopped being worth the squeeze to the most part.It’s mainly dominated by newbies,  venders , imposters , and a few exceptionally strong personalities that can get mighty aggressive if you don’t agree with them. if a person comes on here and ask a question  instead of it being answered if there’s people that don’t like the particular technique then all they want to do is attack others that’s kind of gotten old.

I would look at the number of indirect fire attacks on the base from the previous months and give my assessment on where we might need to bolster our defenses.I'm grateful to have this skill set as it has helped me make smart adjustments when the market hasn't been as strong.
