This plan involves monumental business decisions, and you mention them so casually, as if it's a matter of running to your grocery store for milk and cookies.

I'm not saying this to say anything negative against your specific deal, you, or the idea of padsplit in general, we just saw something very similar happen with furnished mid term rentals and short term rentals and we've had a lot of conversations with owners the past 1-2 years about taking their short term rentals back to traditional rentals because it just didn't make sense anymore. 

The garage conversion was mainly started to create a space for me to live so I can rent out the main house so I am not carrying the mortgage alone and don’t have to resort to renting and paying someone else’s mortgage.I do however hope that property values in this area will increase over time as I see a lot of growth in my area and diverse quality of housing on my street and surrounding streets. 

And tip: the store (big box or little box store) do not always tell the crews there is a haul away on the old item.
