Hi all,I'm doing a renovation on a building I purchased and I'm looking for ideas on how to navigate this issue.As pictured, in the bathroom there is a drop ceiling, and the height of the window (which is within the tub surround) is higher than the drop ceiling.  

Also the main big box store changed their policy in my area recently and they won't deliver if nobody is home so it's challenging to schedule delivery around a tenants schedule especially because they give a 3 hour time window and sometimes deliver at a completely different time.

Can anyone give me any advice for getting started with his first property in Kansas City?

My biggest screw up has been forgetting interest during development.  

After that don't forget cost for property management, capex savings (for major repairs), and maintenance savings (for small repairs).

our issues with windows are generally that they get scratched.. and we have to replace the glass. 

Most codes require egress windows in all basement bedrooms and all basement units. 

@Andrew Foster some decent advice here, but also some feedback from those who really don't have enough info to support their perspective.Many DIY investors price repairs on materials only and forget about labor as they do their own work.We're a PMC in Metro Detroit, but here's how our process would work:1) MoveOut Video & Pics used to create Scope Of Work (SOW)2) SOW broken down into Priority Categories:- Health & Safety- Government Required (municipality/S8 inspection requirements)- Property Preservation- Marketing Impact / Tenant Retention- Miscellaneous3) Bids obtained if we feel work will exceed Owner Approval Threshold4) Bid sent & discussed with owner to, "redline to their budget"5) Work begins once owner approves & funds6) Completion video/pics providedOf course, while this is going on our Marketing Dept would be doing a rental analysis & ad, and discussing with owner.

Forget about direct mail, cold calling, and do yourself a big favor and forget about bench ads.

He bought a distressed single family home and has to do some cosmetic work plus replace windows, roof, and HVAC.
