We live in Houston and would prefer to work with someone we could meet with in person if needed.

I have several investor-agents on my team that can possibly help, although Houston isn't a big duplex market. 

One issue that I see with padsplit in Houston is that the people are very dependent on cars.If you try to have 4 people live in a 4 bedroom house and each person has 1 car. finding parking might be difficult for the tenants.The second issue that I see is that the rent's aren't that high compared to other cities making it less of an incentive for people to want to share a place.

I have multiple new construction projects in Houston.

Set up a keyword alert for Houston in BP - you will see a number of names pop up repeatedly.

I’ll agree some house prices are going down a little but that’s only because of all the new apartments and houses being built.  

I'm in the Houston area too (SW side).

@Ana Booze, typically your local banks and credit unions are the primary lenders for "mid sized" apartments, in my experiences.
