You want to know what kind of loan terms and leverage you can get and what their requirements might be....how much you will need to maintain in reserves, interest rate caps, fixed or floating rates, insurance costs, what kind of personal assets they will want to see from you or your key principal.Good luck and best wishes.

Look for managers with a portfolio large enough to justify dedicated support staff (cleaning, maintenance, revenue management) but small enough for your property not to get lost—ideally in the 50-200 unit range.

Thanks, Jeremy eXp Realty has 200-300 local agents with a 30+ agent team joining the Portland branch last fall.That said, the right fit for you could be in a 3-agent office.It all depends on what kind of environment works best for you.Some new agents thrive in brokerages that offer extensive training, mentorship, and other support/handholding.Other new agents are OK with just being surrounded by other successful brokers, despite there not being much training. 

It's a question of what kind of headaches are you inviting into your world.
