A 5-bed, 3200 sq ft home with a golf sim, basement bar, deck, and prime spot near the train/I-80/355?

What if I have clients from abroad who don't have local SIM and can't use GPS?   

I like BRRR, like homes built in the 1980's. 

I'm at the point, I have an extra sim lying around, I may just switch my business phone to that text all the leads I have and be done with it.

Can’t you get another cellphone number, especially an e-sim without any, or very little  data for $10/mo?

Technically two could use the main floor bathroom, but is what I plan to ask for rent just too much of a premium or would advertising the golf sim, etc. make it still reasonable to find at least the first roommate within 60 days?
