Yes, I think normal cost seg studies cost a few grand. 

I am seeing $500 to $3K in report costs.

Does anyone know what the per square foot cost is to build new single family homes either builder-grade or mid-grade for the Northeast Florida/Jacksonville market? 

Owners really only need to hire a PMC for two reasons:1) They don't have the time to effectively manage properly2) They don't have the knowledge to properly manage- Although you could invest your time to learn!

For early-stage capital like pursuit costs, DD, and entitlements, investors usually expect higher risk / higher reward terms than later-phase equity.
