Mortgage rates are sitting at 6.04% today.

We just got updated rate sheets today and rates went up

There will be one more FOMC meeting in December which will determine whether another rate cut is on the table.

Rates are slightly lower today.

You have to add interest rate, downpayment, potential capex to the discussion.  

I caution all my first-time clients that this will happen.

-- AND the practical thing: Clean up my credit rating by (a) increasing available credit (without any hard pulls), and (b) clearing as much open debt as possible to reduce credit utilization (and then keeping it clear!).
