I cashed in my $30K retirement and added a kitchen to downstairs to create a 2-bedroom apt. 

She says she remodeled her kitchen a long time ago but never got a permit from the city and there is no way the city would know. besides, based on my preliminary research, remodeling a kitchen doesn't cause a reassessment anyway. 

Anyone still going after full remodels and making it work in this market?

There is a cabinet place one of my contractors got me in touch with and it saves me $1,000 or more on cabinets for a full kitchen.

Kitchens – Still the king of ROI.

Rehab consisted of complete gut renovation of kitchen/dining area, new hardwood floors and refreshed bathrooms (new vanity and paint).I am bullish about the long-term appreciation prospects of the property and have trouble envisioning the hold strategy over the next 10-15 years. 

Kitchen remodels are harder to live there while they are happening.
