In Scottsdale AZ (somewhere out west) you could buy a beautiful $1,000,000 home that just isn't "updated" and put newer stuff in it and sell it for $2,000,000.

I still see deals coming across my desk that will get this level of cashflow, but they are not beautiful properties listed on the MLS. 

We believe the beautiful lands that we walk currently require some stewardship.

Short answer:  it is baked into the business model.Long answer:It seems you may be overly concerned on the transitory nature of apartment renters versus single family renters. 

Once you analyze a few deals, the math starts to feel more natural.
