Home sales this October were particularly strong in my home market of Nashville: Sales activity was higher than in 2024 and 2023.

To the point where we strongly feel the property management team neglected our property and did not manage in our financial interests at all.

One thing that can really help is picking a market with strong fundamentals and building a solid team so you’re not trying to do everything yourself.

If a single-family has a basement that could be converted, I’d only move forward if it can be a legal, code-compliant second unit - egress, fire separation, ceiling height, parking, permits, the whole nine.
