Usually the private lenders want higher interest rates and shorter terms. 

With private lending, you can often close in 10–14 days (sometimes faster).

Any suggestions on how to find private money investors locally?

For multifamily or mixed-use, have you had better experiences with agency-backed loans (Fannie/Freddie) or with private lenders who move faster?

They want a private lender to fund and use the equity as the "skin" in the game.

I have a borrower who has been using a private lender for years. 3 year loan, 8% interest, no money down or origination.
