But as a Realtor who works almost exclusively with investors, I'm not trying to spend an hour of my time preparing an official written contract with all disclosures to make a half-price offer on a property that just hit the market yesterday.

So my ultimate question is, is there such a thing as a bigger pocket mentor? 

Spot on,@David Litt, I run into the same thing by the time someone finally calls, the auction is already right around the corner.What’s worked best for me is leading with empathy and just listening first.

Plus we had the money to pay one off if it got called and we did have a few get called ..

They have stopped providing any updates since t he capital call about 10 months ago.

So, I offered it to the next person in line.

In Las Vegas it can be called a mother-in-law suite or as DR Horton advertises it a “Next Gen Suite”.
