So the pm group (tip toeing around there fragile investors wanting to keep the relationship strong) resorts to their cheapest guys.

They have not sent the funds and no one is responding to e-mail or messages left with Sean Richway or Justin Stastny my loan rep.

Often, though, continuing to price shop for each turnover can yield very competitive rates and keep vendors "on their toes" in terms of bidding. 

Start where you want - but betting clear-eyed about what's being presented and how it can get you where you're going - that might save some sore feet while you're starting up your road. 

Don't want to step on any toes (I assume you have a local agent that is helping you). 

Having friends as tenants is a fine line to toe; don't screw over your friends, it's not worth the cash.
