There are some instances where it makes sense to invest in other avenues if the you can anticipate higher returns.

From the start, I usually see the same three issues:They bought too high and paid crazy fees to get the property.

Keep looking and you’ll find some.

One tenant turn after a year and a half completely destroyed all cash flow for those two years and the next 5 years.

I added a half bathroom out of existing space on a unit and comps showed t added $50k of value.  

I read it after I had already done maybe a half dozen brrrrs.
