One thing to note, at least in my area, the section 8 voucher amount is ALL UTILITIES (and standard kitchen appliances) INCLUDED.

@Brian Berry Issues like this are why many investors should have a PMC.People don't qualify for an S8 voucher by making good decisions and we see many do stupid things like this that cause them to lose their voucher.Here are your options:1) Assume the issues are not really important to the tenant and hope no further damage happens to the property.2) If tenant doesn't respond to SMS, send someone to doorknock and inquire if tenant still needs maintenance. - Would be a great opportunity for that person to ask the tenant to show them the issues and TAKE A VIDEO of the issue plus the property condition and evidence of pets.

In contrast, a number of landlords here in Indianapolis were facing foreclosure because IMH, our local Section 8 authority, hadn't paid rent in many months.FWIW, the Trump administration recently floated the idea of a 2-year cap on Section 8 vouchers.

Local San Antonio Property Manager here to weigh in....I have a couple of clients who have scored some big wins buying tax foreclosure properties at auction and shortly after setting them up to accept Housing Vouchers- - in certain neighborhoods the voucher allowance is higher than rental comps, so you're able to rent it out for slightly more than market rate.

from my experience in section 8 and I owned hundreds of these SFRs in multiple states.. you take a lifelong section 8 welfare recipient and all of a sudden their voucher is gone.. your going to have a no pay and an eviction most all of the time not to mention a beat up house. its going to be tough on a single mother of 5 kids who has never had to pay rent a day in her life to all of a sudden have to pay rent and get a job.. lets see how it all shakes out.. now these folks are nothing if not creative they may get someone to take their place and start the 2 year cycle going a new..
