I have a 2 unit property in the western suburbs that could be well suited to be an elder care home for 3-4 residents.

And I dont care were it is or what it is But with sales costs some vacancy a few make readies house not as nice as the original turnkey remodel.. if sellers sell within 2 to 4 years many times they will take a loss.. appreciation in these markets is there but the values are so low that 3% a year on a 150k house only equals one turnover make ready so you are going to lose money if you exit.
