I have a 2 unit property in the western suburbs that could be well suited to be an elder care home for 3-4 residents.

And I dont care were it is or what it is But with sales costs  some vacancy a few make readies house not as nice as the original turnkey remodel.. if sellers sell within 2 to 4 years many times they will take a loss.. appreciation in these markets is there but the values are so low that 3% a year on a 150k house only equals one turnover make ready so you are going to lose money if you exit. 

Love that you're planning to take care of the property and the tenants — those details go a long way, especially when you’re repositioning a place.One thought: since one unit looked rough and the other wasn’t shown, you could have the opportunity to negotiate again after inspection.

And you may need two during the day, it all depends on the number of residents, caregiver duties, and resident care needs.

They are relatively low maintenance and take great care of the property, report maintenance issues on time, etc.

The purpose for this property will be to supplement their long term care. 

I know a lot of people that will put pest management on the tenants as a responsibility in the lease with lawn care.

It's great that you're already being careful.

And not all QIs are well versed enough in the statute and case law to take good care of you - particularly the smaller firms.
