Observe their business and find ways you can make their life easier/more efficient.

I recognize this market doesn't necessarily lend itself to those deals easily anymore, but I still believe the right terms could help both sides.

This is the big one. 

the app is to answer the phone :)  like I said even to say hey I see your call give me  1 hour to call you back.. doing this will make agents money after 50 years as a broker I flat gurantee that works.
