        I'm 24 years old since I was 16 I've always wanted to become a real estate investor but I have not yet started due to I just don't know where and how to start not just that I feel like I lack some knowledge            My 'Why':After years of working in the restaurant industry I realized that I need a path where the room of growth is limitlessso I started googling & watching videos about investing   I got inspired and became obsessed with the idea of building massive growth through real estate investing                  But I have been feeling stuck due to I don't know how should I go by when it comes to take my first baby step  I strongly believe that I need guidance in this path   So looking for a mentor to guide me through this journey that I've always wanted to get into  I have not succeeded to find one or at least that's what I think    I'm open for constructive criticism.

        Hi everyone,I’m considering buying a 2,500 sq ft commercial property with this deed restriction (in place until 2037):“Neither Grantee nor its successors, assigns or legal representatives, lessees, or sublessees, shall conduct or permit the conduct on the Property of, and the Property shall never be used for:(i) a grocery or convenience store selling at retail any food or food products, dairy products, beer, wine or other alcoholic beverages for consumption off the premises;(ii) the retail sale of any food or food products, beer, wine or other alcoholic beverages for consumption on or off the premises.”My plan is to use the space as an event venue (birthdays, weddings, baby showers, etc.), where renters bring/cater their own food and drinks.

        I'm honestly worried that if I increase the rent on my tenants that I will lose them, it will have to be baby steps for sure but you are right, I will eventually get there.
