If you’re not going to go at least semi-commercial it’s a hobby, a character builder, MAYBE it pays a well as a paper route for a kid.  . 

The first people that lose their money in a downturn are those that are lending at insanely high LTVs without adequate underwriting experience including determining if the borrower's qualifications based on credit/character, capacity, and collateral.  

So I passed my Exam and currently waiting on a character review that has me kinda nervous!

As far as the sell one, buy multiple question.

An agent will be a good character screen for prospective tenants, and will handle nuanced items that come up through the whole leasing process. 

Just know that a lot of them won’t give you a clear answer right away, so you may need to rephrase your question a few times to get the info you need.
