Small children are going to do more damage to your unit typically... spills, crayons & splatters on walls, etc.  

If you're saying house hacking as a family with children can limit your privacy or be less desirable than owning a detached single family home, I don't disagree.

Also, I read today that you can't ask how many children they have?   

You, your spouse, your children and their spouses, your parents and grandparents.

Also Children's Hospital of Alabama close by.

Is it a single owner or is it an inherited property with multiple children owning it now? 

Long story short, we chose to go with a UTMA  (with the option to do a 529 if we had more children).I'm having trouble deciding what ETF, stocks, etc. to pick.What is everyone's suggested Diversification/mix/allocation?
