Hey @Nathan P Tanner Apartment complexes do it all the time, you don’t need a finished unit to lock in a tenant, just market it like it’s move-in ready, and be clear on the move in date if it's within a month, that's a more reasonable time frame than waiting for 2 months or when rehab just started. 

You hate to delegate, because other people don’t care as much as you, don’t do as good a job as you, do it less efficiently than you, are not as motivated as you, and won’t produce the optimum results that you will.  

A discount broker you'd have to fend for yourself and do all the things that you think are "easy" that an agent does.My clients don't have to do anything besides sign purchase/sale agreements when a buyer or seller is secured.

Further, if you want to STR do it yourself or higher a property manager.
