How to find an investor to take over a 40 acre development in the keys?

Hello ,My name is Trassa and I am interested in becoming a New Real Estate Developer so I am looking to learn more about How to become a Developer.

Im looking to develop the land and built between 80-100 units depending of building stories.

An Austin developer is planning 100 acres of development adjacent to the new Samsung factory in Taylor.About 275,000 square feet of industrial space, 86 single-family homes, more than 90,000 square feet of flexible office space and more are on the drawing board.Forterra Developers LLC has already secured entitlements for 53 acres it's calling Forterra Mixed Use, and it is finalizing entitlements for 47 more acres under the name Forterra Business Park.

We are retiring and so we are ready to sell our two development opportunities in Hillsborough NC, these are ideal for small boutique, custom home or farm community projects only allowing for 20-44 homes depending on the property. 

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action 

Learn how to analyze deals quickly and understand your local market inside and out.When you’re ready, land and development can be exciting next steps, but they usually require more capital and patience.

You're right that traditional banks often aren't a good fit for this type of horizontal development.
