I learned in the past week the housing authority in my area stopped approving rent increases May 1, 2025.

 $100 rent increase is $1200.  

Basic answer, but to increase cash flow you have to increase income or reduce expenses. 

I calculate that I could refinance/increase equity and improve my cash flow by $430/month.  

Or can you terminate the lease for not paying the increase.

There are too many variables and too much reliance on 3rd party vendors and can assure you the spreadsheet projections you are looking at are going to underperform.

If tenant does not agree to rent increase then you can provide notice to vacate.  

I also wouldn't want to put full reliance on the STR or Airbnb profitability of it, so your advice on the LTR and even future selling is helpful tips and insight.

This is expected to drop to @ 600k for 2026. they got wrecked on taxes for 2024 due to 100% reliance on W2 income.A few existing conditions:A paid for 900K-ish primary residence on a nice lake which has an adjacent undeveloped 100' lake lot that is flex zoned for SF, MF, or commercial (500k value).
