You are entering a full time business - not “investing”.  

My understanding (I've purchased property at a Virginia foreclosure auction) is if there is property left inside, you cannot simply throw it out. 

Simply put: we don't trust banks.

I like Stessa and found it user friendly but it took a long time to enter things in for each property. 

I've made a excel spreadsheet that works pretty good and calculates the buy boxes and even automatically calculates loan payments, estimates property taxes & insurance, and even gives a feedback loop of a rough estimate based on the values I've entered.

.: i am interested in entering in the short term rental market in Nashville i am wanting to put a down payment down on a unit.in order to secure funds for a down payment,  i would need to sell off some crypto i have in a wallet and some S&P500 funds i have in a brokerage account.is there any way to reduce the capital gains tax from these assets using real estate?

Real estate is very capital intensive and without a job in very little cash, I would not enter the real estate realm at this time
