As far as the deal goes, it might not be too good to be true, however, I would try to understand the exact neighborhood grade.

Do any of you have a questionnaire or other recommendations on how best to gather information from all of the existing or previous tenants to try and get a "report card" to see how the manager is doing and gather feedback to be able to have conversations with the PM co. if necessary.   

It sounds great on paper, but also kind of too good to be true.

Same holds true with business credit cards (usually after 90 days for credit cards).

If I recall correctly, Rent Redi even gives them the option to pay using a credit card. 

I also have a business credit card for my rental properties so this should also buy time in the event of a true emergency. 

It’s free for landlords and allows ACH or credit card payments, with automatic rent reminders and autopay options.

Can't go for conventional refinance loan since my credit card utilization is high.
