What's up BP community? Currently under contract on my first property and things are looking good so far. Two family house hack. Not a lot of monthly cash flow, but finishing attic space for add. BR will help. Found something that worked for my family (location, schools, etc.), got my foot in the door of the REI world, and hopefully a property that comes back at least 10% higher than what I offered after appraisal. Not a home run for most, however, I am beyond excited to get started on this journey of REI!

Anyway, I've been beyond grateful for this website, all the great content on it and looking for your guys opinions and tips for what you would focus on next in regards to:

-selecting tenants(screening,section 8...maybe?)

-managing the property(I will do this as I will be living on premises also for the time being.)

-landlord do's and dont's

-value add

-anything else that you might think would be important.

I'll be making my rounds on the podcasts and forums but also wanted to hear from you guys in real time on your thoughts. Thanks in advance!
