Experienced Investors How do we feel about rent to own agreements?

Nikelyia Waters

I wanna invest in my first property really soon but I don't have the financial resources yet so would it be a smart move to rent to own a property til I put enough into it til I can buy the property? I've done some research how this is just a benefit for the property owner and is such a scam but I would like to hear more from my experienced investors opinions?

@Nikelyia Waters, it can be a great option, or it can be a scam. It really depends on the contract. I've seen contracts were the seller gets a rent to own tenant but then puts the property on the market and sells it to someone else. I would highly recommend having an attorney review the contract or draft the contract. It could be a win-win, you just have to be careful!

Most important.  As a seller you MUST, and I can't stress this too much, you MUST have two separate contracts.  A lease agreement and an Option Agreement.  Even if the buyer/tenant is the same person.
Also, NEVER, EVER, credit anything in the Lease Agreement towards to purchase price.
