Hi all, I’m seeking to learn more about the real estate industry and would love the chance to shadow a realtor to understand their day-to-day work. If anyone knows a realtor in the Indianapolis area who offers or allows job shadowing for educational purposes, I’d really appreciate a referral!

What are the most important factors when analyzing properties as a beginner starting out?

I've been researching and researching before actually purchasing my first property, I know little about financing but ultimately looking for advice on what loans to look for and a financial smart way to go about it?

@Alecia Loveless Thank you for your reply, but may I ask what are some pros you looked for to find your duplex ultimately helping it appreciate/cash flow better?

I see lots of people offering courses and classes regarding real estate, for the ones that are a little more experienced can you share how did you gain more knowledge about real estate? Do you think the information in these courses can also be something you can learn just from experience? As in they are scams?
