What’s the #1 Action You Took Early On That Moved the Needle in Your Investing Journe

Hi BP community,

I'm new here and currently building my foundation as an out-of-state investor. My focus is on BRRRR and small multi-family properties in the $80K–$125K range in landlord-friendly markets with steady job growth.

One thing I’ve noticed is how easy it is to get stuck in “education mode” — reading, analyzing, and planning — without actually taking the next step. To help me stay motivated and move forward, I’d love to hear from those of you who are further along:

  • What was the #1 action you took early on that really moved the needle in your investing journey?
  • Was it hiring a mentor, buying that first (maybe imperfect) property, finding the right PM, or something else entirely?
  • Looking back, do you think you should have taken that step sooner?

I’m hoping to use your stories as both motivation and a reminder that imperfect action often beats waiting for the “perfect” moment.

Started 25 yrs ago by buying fewer but better properties where renter demand was high. I’ve enjoyed low maintenance, low vacancy and 0 evictions. First thing I look at when considering a property is quality of tenant pool and appreciation potential. Not a fan of buying “affordable” properties in the Midwest with higher maintenance and vacancy, and less appreciation.
