California Residential Purchase Agreement

Hello there!!! As a newbie RE investor specifically in wholesale, I've been reading many discussions revolving around contracts. I was curious to those who are seasoned in the field if you've every come across a seller (FBSO) who presented a California Residential Purchase agreement form (line 35. on the contracts states buyer cannot assign contract). If so, how did you go about around that one? How often does this type of scenario happen? What do you say to insist the seller go with yours?

CAR contract is void if bother sides do not have CA current broker presentation.

Blank CAR contracts printed out has been banned and outlawed for two years.
