@Brett Chaponot and @Chris KirkThank you for the welcome greeting! So far, we've gone to 1 meetup with Sac REI. We calendared a few meetups with NorCal REIA and SacREIA. We'll have to check out the meet up in Roseville. We're searching for great deals specifically in the S. Sac area, to wholesale, flip, and/or buy and hold depending on the situation.

Great story!! Thank you for sharing. I'm new to real estate investing and yes you are right confidence is about 80% of the battle. I say about because for me its like 94.5%. I felt very encouraged and hopeful after reading your story. Great job!!!

Hello there!!! As a newbie RE investor specifically in wholesale, I've been reading many discussions revolving around contracts. I was curious to those who are seasoned in the field if you've every come across a seller (FBSO) who presented a California Residential Purchase agreement form (line 35. on the contracts states buyer cannot assign contract). If so, how did you go about around that one? How often does this type of scenario happen? What do you say to insist the seller go with yours?
