How do I find the right deal?

Hey, guys! Currently, right now I'm looking on realtor.com, Zillow, and the MLS looking for properties to possibly invest in. I'm going to use the calculator tools that Bigger Pockets has to offer to run the numbers on the project, however, it's finding those numbers such as how much would it rent for, ARV, and statistics that you can't find online to make sure it's worth pursuing. Any tips/advice on finding ARV and estimating how much a property would rent for in a certain area?

@Jhonatan Espinosa You really need to network with other investors in your target area.  Take them out to coffee or a meal.  Ask them what they are doing and what works for them.  It may not be what works for you but it should help you refine who to analyze deals and figure out how difficult it will be to find a deal.
