Septic System Tank Insurance??

Buying park with 40+ septic systems on 1:1, older system. Owner says they haven’t had any failures.

1) Is there a warranty or insurance product out there I could get seller to purchase to cover the systems in case they start failing. Trying to avoid purchasing the park only to then have to replace 40 systems.

2)Any recommendations for DD (not spending $30k to drain and inspect them all).

3)Would our insurance help with replacement?

There is no warranty or insurance product I am aware of - think of it like a roof, it will wear and tear and eventually needs to be replaced.

Only way to confirm is to test them all. What I would do is have something in writing as part of the offer that my bid is based on the systems in working order (or some estimated life span left)

We will spend $30k to inspect them all and if any are deemed required to be replaced we will credit X at closing. If seller fails to reduce price then seller will reimburse buyer for cost of inspection
