Park in Illinois Land Trust

I am looking to purchase a small mobile home park.

It is in Illinois, and the owner has it in a land trust.

The current owner is encouraging me to just take over the trust, instead of transferring the property into my LLC.

This alone makes me suspicious. 

But what are the Pros/Cons of the land trust since it is already in one.

I am looking for a lawyer in Illinois to who specializes in land trust. City doesn't bother me, but I am located more in the south. The property is more in the North.

Looking for a lawyer in Peoria, Bloomington, Normal, Decatur, Springfield, Champaign, Charleston. Not sure who specializes, but any referrals would be great.

    I recently used Dan Schroeder in Peoria, IL for assistance with my lease.  He was very knowledgeable and experienced.  It's a different application than what you are looking for, but he may be worth a shot.
