@Charles Cooper Like all markets it depends, and it absolutely can be great. I assume you bought it because of UofI. Then the properties proximity to the University or ease of getting on the interstate.

@John Underwood I had a few websites, where you could sell any debt, I looked at about 5 years ago. I can't remember the website names.

@John Underwood banks can also foreclose on houses that are delinquent, but choose to sell those notes as well.
We are looking at options. Considering our options, doing cost benefit analysis.

I was recently elected to the board of directors for my small postal credit union.
I found out they have a car and signature loans that are non performing, but they have not sold them.
Because we are a small credit union, the other board members are all postal workers and retirees.
Where is a good place to sell these notes?

Tenant assaults landlord with frying pan and dog food.
That is one way to get black listed in a small city.

I taught ESL in Korea for 5 years as well.
If I could go back, I would invest in Notes. that way I could invest anywhere and live anywhere.
If I had started note investing before I left Korea, I probably would still be traveling the world.

I lived in Korea for five years.
Check out the Seoul Real Estate group on Meetup. I helped found that group when I lived in Korea.
As far as going beyond saying money. You can invest in others and their projects as a private lender. Buy notes or tax liens. You have a lot more flexibility on location and terms, with say $5,000 when you invest in paper. Buying a $5,000 house maybe tempting but it can be more stressful. I know, I bought a $5,000 house when I lived in Korea. I kind of regret that choice.
That is what I wish I had done when I lived in Korea.
If I could go back and do it all over again.
Take Care
