I am Central Illinois investor. Have you checked facebook or meetup for a Landlord association in the cities near you?
Carbondale or Mt. Vernon?
If not, I do recommend starting your own meetup. I did it in Seoul with @Daniel Ryu. Probably one of the best things I ever did.

Sorry I don't have much insight, but it seems that they are off-market. So the brokerage isn't entitled. TECHNICALLY.
I feel it should depend on how you found the deals.
Did the person call your office or walk into the office to talk?
Did you find the person alone, like a FSBO sign or a craigslist ad?
Would the brokerage lose potential income because of this deal?
Try to see it from their point of view when you are talking to them.
