Obviously it depends on your location. Chicago and New York will vary compared to Valparaiso.

At minimum I would ask how much does it cost to paint and carpet the place and multiple that by 2. If you can get your place re-carpeted and re-painted for $2500 then have $5000 on hand. 

It also depends on how rough are your tenants on the place.

We had to evict tenants after 6 months from a townhouse. Brand new carpet and Paint. They completely destroyed the place. They kept their scooter inside and it looks like they dumped the oil on the carpet. They had a dog they were not supposed to have. It chewed up the door frame upstairs plus it ruined the carpet in the bed room. They had put holes in the wall. 

Having the funds on hand to fix up your place puts it back on the market faster which decreases your turnover time. Which puts more money in your pocket long term.

The problem I see is you are asking someone to split a deal. Not trying to sound like a jerk. Is this if you find a deal? Or how? What is your plan?

Why do you want to start as a wholesaler? If you don't have the money to close on a deal, how will you afford to send follow up letters?
I ask these questions to help you.

That is great you do funding. The best way not to get flagged is not to spam. Jump into conversations and let people know how you can help them. Maybe your product isn't the best fit for someone and direct them to a colleague or someone else that could help them.

It is going to depend on a LOT of factors.

Is it in Probate?

My cousin died in a car accident last November. He was young and didn't have a will or wife. His stuff is still in probate.

I would have your lawyer approach them and see if they would settle.

Again Lawyer.

They might settle, to get their money and get out. If they do make sure everything is in writing.

Everything.

I am not one, let them do their job.
