No problem @Sheldon Alex. Sometimes knowing someone already in an area, doesn't help unless they have a passion for real estate, and have a mind sight like you do. When I was living in Korea, I had family help me with my deals. They didn't do anything wrong, it just wasn't their passion or priority.
BP is great for that. LinkedIn could help as well.
The wonderful thing is it is not that hard to invest out of state. The terrible thing is that it is extremely difficult to invest out of state, successfully.
Are you looking for turn key or do you want to partner with someone local?
Do you want to invest in mid-sized cities and towns or are you looking at the suburbs?
What price points are you wanting to buy at?
What are you trying to buy?
I don't know about your area, but I was talking to a Toyota employee. Who lives in California, and he told my class that his small house is worth $800,000. Where as in our area $800,000 can buy a 15 unit or several nice SFR's.

The biggest and most important thing is having people you trust on the ground in the area you want to invest in.
Without good and honest people to work with your business will not flourish.
The saying goes something like: A great manager with a mediocre business is better than a mediocre manager with a great business.
Even worse still is a manager who is dishonest, and could bill you right into bankruptcy.
Find your key people, then if they are that good they could probably help you find a great deal as well.

Have you read the Ultimate Beginner's Guide? It is a great read (plus free).
Do you plan to house hack?
By using the FHA loan, people try to house hack. Live in 1 unit rent the other unit(s).
Don't forget to make keywords up so you know when someone is talking about your areas of interest.
When you want to tag someone in a post use the @ symbol and start to write their name. A box with their name will pop up and you should click on their name. It will turn blue, like your name did in this post.
When someone writes something you like, you can give them a vote for appreciation.

I would recommend not doing it at first. I had the same thought awhile ago.
If you need to later, it might be worthwhile.
Before that though, You would be responsible for fixing the internet. Which might be something as simple as resetting the router. Then you would have to go the place and reset the router.
For such a small place I don't think it would be worth the cost and hassle.
For me, it's not worth it.

I am in the same boat.
I think it depends o who you are targeting with your real estate business.
Are you going to be giving cards out all the time vs. occasionally
Depends on your business.
To tenants I think a plan card would be okay.
A wholesaler might want something that pops more to a potential seller, that way they are remembered more.
There are some really great ideas after googling, but are they cost effective in your area?
The card, I saw and liked, looked like a house and it followed the roof line.
Another card was cut out the shape of a key
