Hello BP!

I am writing because I have really fallen in love with the idea of real estate investing.  I say "the idea" because while my wife and I have been working very diligently at building out our business I still am worried about funding deals.  I believe between the two of us we have great tools needed to be successful yet I worry we are stuck on the sidelines.  Outside of the obvious just jump in there and see answer I'm looking for how others have managed to fund their deals with little or no cash available?  I apologize if that sound curt, not.my intent at all.  I just have met some really wonderful people in this industry and hearing their stories both good and bad make me anxious to really get going.

I know there are folks who advocate wholesaling.  But wholesaling is just a job.  Its a non-trivial, commissioned sales job.  It sounds very easy, but I think it takes more time, effort and money than some folks claim.   It may or may not be your best choice for a job.

But the underlying thought is the answer to your question about cash - find a job (maybe you already have one), and spend less than you make and accumulate the rest until you have enough to start buying properties.
