For the real estate agent looking to develop relationships with investors, what should he/she do to make themselves more marketable?

Either you already have investments yourself (credibility) OR you have a large clientele that are investors so you learn from them. 

OR you are available to them whenever they need you, be it 11pm to take a call about new property or tenant questions.
