Rental with pool with commercial possibilities

I am buying a property that currently sits on 3 acres and has a house with an additional separate garage and also a pool. This property attaches to another property of roughly 3 acres and I plan to work a deal with the other owner to develop this commercially. The plans will take a bit and my section will probably be phase 2 of development so I plan to rent this property until we actually need it.

I have concerns about renting a house with a pool and I would steer clear of houses with pools typically for a rental. This house is an accept ion so I am asking for advice. How should I handle it. I struggle with having the pool accessible to the tenants however I don't want to spend money to fill or remove the pool until I know definite development plans.

Your experience on renting with pools would be much appreciated. If the pool will be accessible I do plan to require renters insurance and believe I can be added to the policy as a beneficiary.

@Adam Beckstetdt Pools don't scare us, proper disclosure does. Make sure your lease and tenant expectations are set strongly up front. What is their responsibility, that they have renters insurance that cover liability due to pool / accidents, and who is responsible for maintenance, etc. Put the responsibility on the tenant for safety and regulation and PUT IT IN WRITING!

With that said you can get sued by anyone for any reason pool or not. Look at getting a good umbrella or general liability policy through your local broker so that you are covered and all will be well if anything ever does happen.
