How to find Cash Buyers

Hey all,

I am in the process of maybe wholesaling a home here in Missoula, MT. I have an appointment to go check out this property but want to make sure that if indeed I do want to pull the  trigger on putting the home under contract, I can find a cash buyer quickly. I know there are a ton of great real estate minds on BP so any advice or help on the matter would be very much appreciated.

 Drive the city looking for dumpsters in yards. It's probably a rehabber. Talk to them and any roofers you see and tradesmen that are working on homes. Also, their may be a real estate investment group n the area. You can usually go to the county records and find properties that are non-owner occupied, sometimes landords are looking to pick up another property. Go to Home Depot and Lowes and ACE and hang out in the building supplies section, those generally are people who are contractors who know rehabbers or are rehabbers themselves.

@Grant Boynton - Attend all local investor meetings. Find them on MeetUp.com and NationalREIA.org.

Call all "we buy houses" bandit signs.

Call for-rent signs. Often landlords are looking for additional rentals.

Call on ForRent.com for more landlords.

Hey @Grant Boynton

There are cash buyers here. If you have a property that has the right numbers, there will buyers available. I would be willing to look at it and buy it. I know many other people that do similar and different things than I do. 

How are you calculating ARV? It can be tricky and can be very area specific. Make sure your repair estimates are close to accurate. I would be willing to look at the deal with you/for you if you get it under contract or before if you are comfortable with that to make sure your numbers are correct.
