how are you making your offers look attractive to reo sellers? or what have you found that works in making attractive offers?

I do my own inspections and then offer:
As is, cash, 15 day close.
We have found some excellent bargains that way.

I agree with Chris that buying in this market you need to be able to buy with cash, as-is and close quick.

Having some prior successful track record is also huge. It shows the sellers that you can actually close on the deal. There are a lot of wholersalers in my market who make cash offers with quick close, but they don't always close unless they find an investor buyer.

Yup. Banks want cash quickly. An "as is" offer quick close is like gold.

I do my due diligence prior to submitting the offer and then have no contingencies when I make the offer.
