Which Market to Invest in Alabama

Looking at the three major markets in Alabama: Birmingham, Montgomery, and Huntsville.

All of them have good things going for them.

If you’ve invested in Alabama which market did you choose and why?

@Paul Engelman 1. Relatively low property prices

2. Great rental market (my duplex in Montgomery AL makes $1200 with both units rented, in the process of our first rehab in this market and will be able to easily get $900 for a comparable neighborhood to the Montgomery duplex)

3. If I ever had to sell, I’m not worried about my property sitting on the market forever. Even without the interest rates we are seeing right now, we would be able to sell. In Montgomery it felt like I saw houses sitting much longer.

I am out of country, but have been looking in south Alabama for a while. I have family in Baldwin county and Montgomary and couldn’t decide on a market.

Do you have a team you could recommend for an out of town investor?

@Katí Evans-Bailey - As a matter of fact, I am closing on a SFR in December in Mobile. I am also looking at Dothan but don't know much about that area. I found a couple of doable deals in Dothan but I don't know how the rental market is there.

@Katí Evans-Bailey - I was looking at the map and read a couple of articles about Dothan while I was searching for larger cities. As a realtor, do you work in that area?

I invest and wholesale in Dothan. It’s been a great market for us. It’s a cash flow market. Appreciation... not so much

Huntsville / Madison have appreciated quite a bit. Decatur is (kind of) a hidden gem if you buy it right. It is mostly a blue collared town and pretty close to the Toyota Mazda plant. Demand for rental is sky rocketing there, although the property prices haven't quite increased as much so far.
