What is considered "preservation" improvements? Is there like a master list out there?

What if nothing looks apparently wrong with the house (move in ready)?

Can someone provide me with the proper term/process used to (I'm  about to make up a word) uh.......de-shitify a house? They had and left 8 pitbull inside a 2 bedroom home. Dog poo is EVERYWHERE. I'm pretty sure I caught some form of airborne pathogen when I entered. I want to walk away but the price is soooooo cheap. Is removing dog poo considered preservation? That alone should be worth about $2500. Every inch of the house is covered in it.

@Anastasia Jordan hey AJ! Did you ever come across a  list of considered preservation improvements (objective or subjective) or is the list only considered reasonably subjective based on the situation/property.
