Building Mobile Home Park in SC

I am seriously considering and starting the process of looking into building a high end mobile home park in Cottageville, SC.  I have 150 acres of land (no it's not for sale) and need to do something with it.

Any suggestions and/or directions that the group can give me.  I'd be extremely grateful for your help.

The first step would be to meet with the county or city and find out if the zoning will make this type of project possible.  If not, you may be able to work to have it rezoned.
