Best use of funds to finish basement to rent out
I have a 2300 sq ft unfinished basement that I want to finish with the intent of renting it out. Similar basement rentals rent out for 2200/month.
I have a conventional loan with a low interest rate so I don’t think a cash-out refi makes sense. I have roughly 200k in equity and live near Salt Lake City, Utah.

Make sure it has a private, exterior entrance. Install full egress windows in each bedroom with window covers to keep out critters, leaves, or other debris. Ensure it's well sealed and water can't get in.
