Foreclosure in Indiana?

Hello,

I am starting a foreclosure on a NPL in Indiana. Has anyone had experience with a foreclosure in Indiana?  How long did it take and is there anything I should prepare for?  The property is still occupied, but the borrower is refusing to communicate.  This is a land contract.  Thank you in advance!
