Utilities and Snow/Lawn for SFH Student Rentals
Happy Monday! Quick question about utilities and snow/lawn care for SFH student rentals. From what I'm finding, it appears most of the time the tenants cover all utilities (does this include water and garbage?), but how do you handle snow and lawn care? Are the tenants responsible for that also? Here in the Midwest, that can chew into the cash flow quickly.

You can put it in the lease contract that the tenants are responsible for snow removal. If they agree then its their responsibility.
Whoops I can't edit to add this, but you can also do that for lawn care or you can up the rent to cover it.

In our town you have to do garbage. Not sure i would trust my student tenants to set up garbage. One set of tenants I showed up in October and i dont think they put garbage out since labor day and it was paid for.
We dont plow but leave snow shovels. Grass we do so we can check up on that location. It is is the lease there is no notice for grass maintenence since we dont enter the house. works ok.
